Required Documentation
Seller Documentation Requirements
We need the following documents from sellers:
  • 30 days of most recent proof of income
  • 60 days of most recent bank statements (all pages)
  • Last two years of Tax Returns, if filed
  • Mortgage statement with account number
  • Hardship letter explaining the situation
Documentation for Deceased Sellers
If the seller is deceased, we'll need:
  • Death Certificate(s)
  • Letters of Administration naming the personal representative
  • Mortgage statement with account number
  • Hardship letter explaining the situation
Offer Requirements
All offers must include:
  • Proof of funds or pre-approval
  • For LLC buyers: articles of incorporation and operating agreement
  • Wet signatures on first 11 pages unless otherwise stated

Signature Requirements
The listing agreement and any accepted offer must have wet signatures unless otherwise stated, as several mortgage companies don't accept electronic signatures.
Weekly Communication
You'll receive detailed weekly updates by Friday evening. If missing, check your spam folder. Buyer's agents can be added to updates upon request after offer acceptance.
Valuation Process
We'll have a representative present at every interior Appraisal or BPO to ensure accuracy. Please direct appraisers or BPO agents to us if they contact you first.
Our Fee Structure
We charge 1% or $3,000, whichever is greater, paid at closing only upon successful completion. If we can't get your short sale approved, there's no charge.
